If you are buying a home in San Diego County, you have probably focused on the price, the down payment, and the monthly mortgage. What most buyers do not realize is that there is a way to get money back at closing. It is called a San Diego home buyer rebate, and it can put up to 1% of the purchase price back in your pocket.
I help buyers across San Diego County use this program every month, and the most common reaction I hear is, why does not every agent do this. Let me explain exactly what a buyer rebate is and how it works.
What Is a Home Buyer Rebate?
A home buyer rebate is a portion of the buyer agent commission that your agent gives back to you. When you buy a home, the agent representing you is typically paid a commission at closing. Instead of keeping all of it, I return a share of that commission to you. With my buyer rebate program, that credit can be up to 1% of the home’s purchase price.
How the San Diego Buyer Rebate Works
The process is simple. You shop for a home the way you normally would, with full service representation from an experienced local Realtor. When your purchase closes, up to 1% of the purchase price is applied as a credit toward your closing costs.
There is one important condition to understand. The rebate is available when the seller is offering at least 2% commission to the buyer’s agent. If the commission offered to the buyer’s agent is less than 2%, the rebate does not apply. It is not reduced or prorated, it simply is not available in that situation. I always confirm the commission on any home you are interested in before you write an offer, so there are never any surprises.
Is a Home Buyer Rebate Legal in California?
Yes. Buyer rebates are fully legal in California and buyers use them every day. The rebate is disclosed to your lender and applied as a credit toward your allowable closing costs, subject to lender approval. It is not a payment made to you and it is not down payment money, it is a reduction in what you pay at the closing table.
