Local Expertise You Can Trust
Our 1% listing service helps Vista homeowners get top-dollar for their homes while keeping thousands more in their pocket
A 1% listing agent in Vista charges 1% of the sale price to list and sell your home. At Vista's median sale price of about $860,000, that is roughly $8,600 - compared with about $21,500 at a 2.5% listing-side commission or $25,800 at 3%. The seller keeps the difference, roughly $12,900 to $17,200. The service is full service: professional photography, drone and video, floor plan, MLS and portal syndication, open houses, negotiation and escrow management.
All real estate commissions are negotiable and are not set by law.

Discount Agent, Discount Realtor, Flat Fee, 1% Listing Agent - What’s the Difference?
Vista sellers search for this service under several different names, and they do not all mean the same thing. Knowing which one you are actually shopping for is worth real money.
| What it’s called | What it actually means | What it means in Vista |
|---|---|---|
| 1% listing agent | The listing-side commission is 1% of the final sale price. | Full service. About $8,600 at the Vista median, with no cap - the fee scales with the home, from a central Vista condo to Gopher Canyon acreage. |
| Discount realtor / discount agent | General term for any agent charging below the traditional 2.5%–3% listing side. | Varies widely. Some models skip the septic, well and county-permit work that Vista acreage depends on. |
| Flat fee listing | A fixed dollar amount regardless of sale price. | A fixed fee can beat 1% on acreage and lose on a condo. Read what it excludes. |
| Flat fee MLS / entry-only | A few hundred dollars to place the home in the MLS. Nothing else. | You handle photos, showings, disclosures, negotiation and escrow yourself. |
| Low commission realtor | Marketing term with no fixed definition. | Get the number and the written service list before comparing. |
What Justin offers is the first row: a 1% listing fee with nothing subtracted from the service. The economics work because he operates as a solo practitioner with low overhead rather than funding a large team out of your equity.

About Vista Real Estate
Vista is a city of about 98,000 residents in north San Diego County, incorporated in 1963 and covering ZIP codes 92081, 92083 and 92084 along the State Route 78 corridor between Oceanside and San Marcos. The city sits on rolling hills and valleys, with the historic downtown at its center and semi-rural acreage on its northern and eastern edges.
The median sale price in Vista was approximately $859,431 over the three months ending August 2026, down about 6.1% year over year, with homes selling in a median of 27 days at 99.4% of list across roughly 159 sales. The decline deserves context rather than alarm: sales volume rose about 11%, time on market fell from 41 days to 27, and 42% of homes sold above asking. That is not what a weakening market looks like. It points to a quarter weighted toward lower-priced homes and a strong response to well-priced listings.
Vista's three ZIP codes behave like three different markets. Over the same three months, 92083 - the central and western part of the city - had a median near $770,000, while 92081, which includes Shadowridge, was near $899,000. 92084, which takes in the east side and much of the unincorporated land around the city, has been running higher still. A home priced off the citywide median can easily be off by $100,000 in either direction.
Many homes with a Vista mailing address are not in the City of Vista at all. Parts of Buena Creek, Gopher Canyon and the surrounding hills are unincorporated San Diego County, where permits, zoning and code enforcement run through the county, and where septic systems, private wells and larger agricultural lots - including avocado and citrus groves - are common.
Downtown Vista has been revitalized around its breweries and restaurants, the Moonlight Amphitheatre at Brengle Terrace Park and the Alta Vista Botanical Gardens are local anchors, and the Sprinter light rail and State Route 78 connect the city to Oceanside and Escondido. The Vista Business Park is a major north county employment center, and Camp Pendleton is a short drive, bringing a steady stream of military and VA buyers. Vista Unified School District serves most of the city.

Downtown Vista
Vibrant district featuring restaurants, breweries, and entertainment.

Moonlight Amphitheatre
Popular outdoor venue hosting live performances and events.

Brengle Terrace Park
Large community park with recreation and cultural attractions.

Alta Vista Botanical Gardens
Beautiful gardens showcasing local plants and art installations.
Popular Neighborhoods in Vista
Shadowridge
A master-planned community in south Vista, built mostly in the 1980s around a golf course, with parks, greenbelts and a mix of single-family homes and townhomes. HOAs vary by tract. Homes near the greenbelts and the course tend to command a premium, and the listing should show that setting rather than describe it.
Downtown Vista
Older character homes and newer infill on the streets around Main Street, the breweries and the transit center. Walkability is the product, so state walk times; buyers of older homes here focus on the fundamentals - roof, plumbing, electrical - over cosmetics.
Central Vista
The mid-century and 1970s and 1980s single-family neighborhoods around the city center, largely in 92083. The most accessible price point in Vista, with a median near $770,000 over the most recent three months, and the center of its first-time-buyer demand.
Buena Creek
A semi-rural area on the east side toward San Marcos, with larger lots, room for outbuildings and its own Sprinter station. Parts are unincorporated. Buyers need clear information on lot slope, usable pad area, drainage and whether the home is on septic.
Foothill Drive Area
Hillside homes along Foothill Drive and the east Vista hills: larger lots, privacy and valley views. The views and the lot are most of the value, which makes drone media and careful comp selection essential.
Gopher Canyon
North of the city toward Bonsall: acreage, groves and custom homes, largely in unincorporated county land. Septic is standard and some properties have wells. The buyer here is choosing land and privacy, and the marketing has to reach that buyer specifically.
Three Things That Decide What a Vista Home Sells For
Price from your ZIP code and your side of town
Vista's citywide median blends three markets. Over the most recent three months, 92083 sat near $770,000 and 92081 near $899,000, with 92084 running higher still. The right comparable sales come from the same part of town, the same product and the same kind of lot - not from the city as a whole.
Know whether your parcel is city or county land
A Vista mailing address does not mean the City of Vista. On unincorporated parcels, permits, additions, ADUs and zoning all run through San Diego County, and buyers planning work will ask. Pulling the permit history and confirming jurisdiction before listing prevents surprises during the buyer's investigation.
Acreage sells on septic, water and land - document all three
On Gopher Canyon, Buena Creek and other acreage, buyers and lenders want a septic inspection, well information where applicable, and a clear picture of the usable land, groves and outbuildings. These properties often border open space, so insurance is an early question. Having the documentation ready at launch shortens escrow and protects the price.
Frequently Asked Questions
At the Vista median sale price of roughly $860,000, a 1% listing fee is about $8,600. A traditional 2.5% listing-side commission is about $21,500, and 3% is about $25,800 - so you keep roughly $12,900 to $17,200. On Gopher Canyon acreage near $2 million, the gap between 1% and 3% reaches $40,000. All commissions are negotiable and are not set by law.
Approximately $859,431 in Vista over the three months ending August 2026, down about 6.1% year over year, with a median 27 days on market and a 99.4% sale-to-list ratio across roughly 159 sales. The decline is largely a mix effect - sales rose about 11%, homes sold 14 days faster and 42% sold above asking, which is not what a genuinely falling market looks like.
It depends on the parcel, and yes, it matters. Many homes with a Vista mailing address - including parts of Buena Creek and Gopher Canyon - are in unincorporated San Diego County. Permits, zoning, ADUs and code enforcement then run through the county rather than the city, which affects what a buyer can build and how past work is documented. Confirming jurisdiction and permit history before listing lets you answer buyers' questions directly.
With Justin, yes. The 1% listing fee includes professional photography, drone and video media, an interactive floor plan, MLS listing with syndication to the major portals, a yard sign and lockbox, open houses and private showings, offer negotiation, inspection and appraisal negotiation, disclosure preparation and escrow management through closing.
Unreliable, especially on larger lots. Automated models blend Vista's three ZIP codes and cannot assess usable acreage, groves, outbuildings, views, septic or well water. Two homes of similar size a few miles apart can differ by several hundred thousand dollars for reasons the algorithm cannot see.
Plan for the inspections before listing. A septic inspection and pumping record, well information where applicable, and a clear map of the usable land, groves and outbuildings answer the questions every buyer and lender will ask. Many of these properties border open space, so having insurance information ready helps as well. Problems found early cost less than problems found in escrow.
No, because the two are separate decisions. The 1% is Justin's listing-side fee. What you offer a buyer's agent, if anything, is decided independently when your home goes on the market and gets set at whatever keeps you competitive in Vista.
Yes. Justin offers an easy cancellation policy at any point before you enter escrow if you are not satisfied with the service.
Neither. There is no stated minimum sale price, no minimum fee and no cap. The listing fee is 1% of the sale price whether the property is a central Vista condo or Gopher Canyon acreage.
Beyond commission: escrow and title fees, the San Diego County documentary transfer tax, a natural hazard disclosure report, HOA document fees where applicable, prorated property taxes, a termite or pest report if required, negotiated repair credits, and your mortgage payoff. On acreage, a septic inspection and well testing where applicable are worth adding. Justin provides a written net sheet at several price points before you list.
Yes. Justin Santolaya is bilingual and handles the entire transaction in English or Spanish - showings, disclosures, negotiation and escrow. Se habla español.
Yes. Justin offers a buyer rebate of up to 1% of the purchase price, applied toward closing costs or your down payment. See the buyer rebate program at 1percentsd.com/buyer-rebate-program/.
