Our 1% listing service helps Chula Vista homeowners get top-dollar for their homes while keeping thousands more in their pocket
A 1% listing agent in Chula Vista charges 1% of the sale price to list and sell your home. At Chula Vista's median sale price of about $820,000, that is roughly $8,200 - compared with about $20,500 at a 2.5% listing-side commission or $24,600 at 3%. The seller keeps the difference, roughly $12,300 to $16,400. The service is full service: professional photography, drone and video, floor plan, MLS and portal syndication, open houses, negotiation and escrow management.
All real estate commissions are negotiable and are not set by law.

Discount Agent, Discount Realtor, Flat Fee, 1% Listing Agent - What’s the Difference?
Chula Vista sellers search for this service under several different names, and they do not all mean the same thing. Knowing which one you are actually shopping for is worth real money.
| What it’s called | What it actually means | What it means in Chula Vista |
|---|---|---|
| 1% listing agent | The listing-side commission is 1% of the final sale price. | Full service. The fee scales with the home, so there is no minimum and no cap. |
| Discount realtor / discount agent | General term for any agent charging below the traditional 2.5%–3% listing side. | Varies widely. Some discount models cut marketing, showings or negotiation. Ask exactly what is removed. |
| Flat fee listing | A fixed dollar amount regardless of sale price. | Often cheaper on expensive homes, more expensive on modest ones. Frequently limited service. |
| Flat fee MLS / entry-only | A few hundred dollars to place the home in the MLS. Nothing else. | You handle photos, showings, disclosures, negotiation and escrow yourself. |
| Low commission realtor | Marketing term with no fixed definition. | Get the number and the service list in writing before comparing. |
What Justin offers is the first row: a 1% listing fee with nothing subtracted from the service. The economics work because he operates as a solo practitioner with low overhead rather than funding a large team out of your equity.

About Chula Vista Real Estate
Chula Vista is the second-largest city in San Diego County, in the South Bay between downtown San Diego and the border, across ZIP codes 91910, 91911, 91913, 91914 and 91915 - five genuinely different markets. The clearest dividing line is east versus west: the older, mostly Mello-Roos-free west, and the master-planned east (Otay Ranch, EastLake, Rolling Hills Ranch) with newer construction, HOAs and Community Facilities District assessments. It is also one of the most heavily Spanish-speaking markets in the county, which Justin markets and negotiates in by default.
The clearest dividing line is east versus west. Western and central Chula Vista - 91910 and 91911, including Terra Nova and the neighborhoods around Third Avenue - is the older half of the city, with mid-century homes, smaller lots, no Mello-Roos in most tracts, and prices generally below the citywide median. Eastern Chula Vista - 91913, 91914 and 91915, covering Otay Ranch, EastLake and Rolling Hills Ranch - is the master-planned half: newer construction, HOAs, community facilities districts, and prices generally above the median.
Two things are pulling on the market. The Chula Vista Bayfront redevelopment, anchored by the Gaylord Pacific Resort, has put sustained attention on the western side of the city for the first time in a generation. And the eastern villages keep delivering new inventory, so resale sellers in Otay Ranch are frequently competing directly with builder incentives - a dynamic that rewards accurate pricing and punishes wishful pricing.

Chula Vista Bayfront
Waterfront destination with recreation, dining, and scenic views.

Otay Ranch Town Center
Popular shopping and entertainment destination.

Living Coast Discovery Center
Nature center showcasing local wildlife and coastal habitats.

Olympic Training Center
World-class athletic training facility and community landmark.
Popular Neighborhoods in Chula Vista
Otay Ranch
The largest master-planned community in eastern Chula Vista, built village by village across 91913 and 91915. Expect newer construction, an HOA and, in most villages, a Mello-Roos special assessment. Two implications follow: your buyer's qualifying payment includes that assessment, and resale homes compete with whatever the active builder is offering that month. Pricing against a non-CFD comp is the single most common mistake here.
EastLake
The older and more established of the two big east-side planned communities - EastLake Greens, Trails, Vistas and Woods each trade on their own comps. Mature landscaping, the lakes and trail system, and a reputation that holds value well. Homes here often show better than newer Otay Ranch inventory because the trees have grown in, and good photography is worth real money.
Rancho del Rey
Between the older west side and the newer east, Rancho del Rey is the practical middle of Chula Vista - 1980s and 1990s single-family homes, established streets, and generally lighter HOA and assessment exposure than the far east. It draws buyers who want east-side schools and layout without east-side carrying costs, which makes the tax line a legitimate marketing point.
Sunbow
A compact planned community off Telegraph Canyon Road with parks, trails and a central location that splits the difference between the freeway and the east side. Inventory turns over less frequently than Otay Ranch, so when a Sunbow home lists there is often little direct competition - an advantage easy to waste by pricing off a stale comp.
Rolling Hills Ranch
One of the highest price points in Chula Vista, in 91914 at the northeastern edge - larger lots, larger homes, views, and buyers cross-shopping against Bonita and Rancho del Rey's upper tier. At Rolling Hills Ranch price points the difference between a 1% fee and a 3% listing side is frequently more than $20,000.
Terra Nova
Central Chula Vista off East H Street - a mix of single-family homes, townhomes and condos close to shopping, the freeway and Terra Nova Park. The most accessible entry point in the city for first-time buyers, which means condo listings here move on days-on-market and photo quality more than square footage.
Three Things That Decide What a Chula Vista Home Sells For
Mello-Roos is a pricing input, not a footnote
A large share of homes in Otay Ranch, EastLake, Rolling Hills Ranch and Sunbow sit inside a Community Facilities District and carry a Mello-Roos special assessment on top of the base tax. California law requires you to deliver a Notice of Special Tax to the buyer. The assessment is part of the buyer's monthly payment, so it directly limits what they can qualify for - and if your home is not in a CFD, that is a genuine advantage that belongs in the listing remarks.
East and west Chula Vista are separate markets
Automated valuation tools routinely average across the whole city and miss by six figures in both directions. A 1960s single-story in 91911 and a 2018 two-story in 91915 share a city name and almost nothing else. Accurate pricing here means comps drawn from your village or tract - not your ZIP, and certainly not your city.
A Spanish-language buyer pool you may not be reaching
Chula Vista has one of the largest Spanish-speaking populations in San Diego County. Listings marketed only in English, with agents who can only show and negotiate in English, are working a smaller buyer pool than the market offers. Justin markets, shows and negotiates in both languages - which on a competitive listing is the difference between three offers and five.
Frequently Asked Questions
At Chula Vista's median sale price of roughly $820,000, a 1% listing fee is about $8,200. A traditional 2.5% listing-side commission on the same sale is about $20,500, and 3% is about $24,600. The difference - roughly $12,300 to $16,400 - stays with you. On a Rolling Hills Ranch sale above $1.1 million the gap exceeds $20,000. All commissions are negotiable and are not set by law.
With Justin, yes. The 1% listing fee includes professional photography, drone and video media, an interactive floor plan, MLS listing with syndication to the major portals, a yard sign and lockbox, open houses, offer negotiation, inspection and appraisal negotiation, disclosure preparation and escrow management through closing. Some models reach a low number by removing showings, negotiation or marketing - ask for the service list in writing and compare it to the one on this page.
Many do. Homes inside a Community Facilities District carry a Mello-Roos special assessment on top of the base property tax, and California law requires you to deliver a Notice of Special Tax to the buyer. It affects your sale in two ways: it raises the buyer's monthly payment and therefore limits what they can qualify for, and it makes comparing your home to a non-CFD comp misleading. If your home is not in a CFD, that is a selling point worth leading with.
Approximately $821,667 as of mid-2026, with a typical home value near $847,000 and homes going pending in around 18 days. But the citywide figure hides a wide spread - eastern communities like Rolling Hills Ranch and the newer Otay Ranch villages generally price well above it, while much of 91910 and 91911 prices below it. Your tract's comps matter far more than the city's median.
No, because the two are separate decisions. The 1% is Justin's listing-side fee. What you offer a buyer's agent, if anything, is decided independently when your home goes on the market, and it gets set at whatever keeps you competitive in your Chula Vista tract. Cutting the listing side does not require cutting the buyer side - that is the whole point of the model.
Yes. Justin offers an easy cancellation policy at any point before you enter escrow if you are not satisfied with the service. You do not need to gamble a six-month exclusive to find out whether a 1% listing agent performs.
No. There is no stated minimum sale price and no minimum fee. The listing fee is 1% of the sale price whether you are selling a Terra Nova condo or a Rolling Hills Ranch estate.
Beyond commission: escrow and title fees, the San Diego County documentary transfer tax, a natural hazard disclosure report, HOA document fees where applicable, prorated property taxes including any Mello-Roos assessment, a termite or pest report if required, any negotiated repair credits, and your mortgage payoff. Before you list, Justin provides a written net sheet at several price points so you see your actual take-home rather than a round-number estimate.
Yes, at no cost and with no obligation. Justin walks the property, identifies what will and will not return its cost before listing, reviews tract-level comps rather than citywide ones, and leaves you with a pricing strategy and a net sheet. Many sellers do this months before listing, which is the right time to do it.
Yes. Justin is bilingual and handles the entire transaction in English or Spanish - showings, disclosures, negotiation and escrow. Se habla español.
Chula Vista Elementary School District covers kindergarten through sixth grade citywide, and Sweetwater Union High School District covers grades seven through twelve. Attendance boundaries cut through neighborhoods rather than following them, so the assignment is worth confirming by address - and when the assignment is a strength, it belongs in the listing remarks.
Yes. Justin offers a buyer rebate of up to 1% of the purchase price, applied toward closing costs or your down payment. Sellers who are buying their next home locally often stack the two.
