The Short Version

At Temecula's median sale price of about $735,000, that is roughly $7,350 - compared with about $18,375 at a 2.5% listing-side commission or $22,050 at 3%. The seller keeps the difference, roughly $11,025 to $14,700. The service is full service: professional photography, drone and video, floor plan, MLS and portal syndication, open houses, negotiation and escrow management.

All real estate commissions are negotiable and are not set by law.

About Temecula Real Estate

Temecula is a city of about 115,000 residents in southwest Riverside County, incorporated in 1989 and covering ZIP codes 92590, 92591 and 92592 along I-15 just north of the San Diego County line. It is best known for Old Town Temecula and for the Temecula Valley wine region, with nearly 50 wineries and more than 3,500 acres of vineyards east of the city.

The median sale price in Temecula was approximately $734,514 over the three months ending August 2026, up about 0.6% year over year, with homes selling in a median of 40 days - down from 47 - at 99.7% of list across roughly 326 sales. About 39% of homes sold above asking. It is a steady, high-volume market: prices are flat, sales are up about 11%, and well-priced homes still draw competition.

Most of Temecula was built from the 1980s onward as master-planned communities - Redhawk, Vail Ranch, Paloma del Sol, Harveston, Wolf Creek, Crowne Hill, Morgan Hill and others - and many of the newer ones sit in Community Facilities Districts. The city's own list includes Harveston, Wolf Creek, Crowne Hill and Roripaugh Ranch, and school and county districts add others. Together with HOA dues, these special taxes can add hundreds of dollars to a buyer's monthly payment, so they shape what buyers can offer.

Temecula has long drawn buyers from San Diego County who trade a longer I-15 commute for more house, along with military families stationed at Camp Pendleton and MCAS Miramar and a local workforce anchored by the school district, Abbott and Temecula Valley Hospital. VA financing is common. Temecula Valley Unified is consistently among the highest-performing districts in Riverside County, and it is a major reason families choose the city.

Temecula is in Riverside County, not San Diego County, and a few things work differently: the property records, the transfer tax and, in wine country, the land-use rules. Most of the wine region lies in unincorporated Riverside County under the county's Temecula Valley Wine Country Community Plan, where estate parcels often rely on septic and wells and zoning governs what can be built, planted or operated.

Old Town Temecula

Historic district of restaurants, tasting rooms and museums.

Temecula Valley Wine Region

Nearly 50 wineries and more than 3,500 acres of vineyards east of the city.

Redhawk Golf Club

Golf club at the center of the large south Temecula community of Redhawk.

Rancho California Road

Wine country route east of the city lined with estate homes, vineyards and acreage.

Popular Neighborhoods in Temecula

Old Town & Central Temecula

The historic Old Town district of restaurants, tasting rooms and museums, and the established neighborhoods around it. A mix of older homes, condos and newer infill; walkability to Old Town is the draw and should be stated in minutes.

Harveston

A master-planned community built around a central lake, with parks, a community center and walkable streets. It sits in the Harveston CFDs, so the special tax needs to be presented clearly alongside the HOA dues.

Redhawk

A large south Temecula community around Redhawk Golf Club, with homes from the 1990s onward, parks and hillside views. Buyers compare Redhawk closely with Vail Ranch and Wolf Creek, so presentation and condition matter.

Wolf Creek

A 2000s-era master-planned community in south Temecula with pools, parks and newer homes, within the Wolf Creek CFD. Newer construction and amenities are the draw; the CFD and HOA are the buyer's first questions.

Meadowview

An established equestrian community of custom homes on larger lots, with about 23 miles of trails, an equestrian center, pools and a clubhouse. Many homes are on septic or propane, and those systems need to be documented before listing.

Wine Country

Estate homes, vineyards and acreage east of the city along Rancho California Road and De Portola Road, mostly in unincorporated Riverside County. Septic, wells, zoning and any agricultural or winery use all shape value, and the buyer pool reaches well beyond the local market.

Three Things That Decide What a Temecula Home Sells For

1

Present the full monthly cost, not just the price

In CFD communities, a buyer's lender counts the Mello-Roos special tax and HOA dues along with the mortgage. A home with a lower price but a higher CFD can cost more per month than a pricier home without one, and buyers compare exactly that way. Stating the current CFD amount, whether it ends when the bonds are paid off, and the HOA dues at launch keeps the numbers from surprising a buyer mid-escrow.

2

Reach San Diego County buyers, not just local ones

A meaningful share of Temecula buyers relocate up I-15 from San Diego County, including military families. A listing marketed only to the local Riverside County audience misses them. San Diego-based marketing, VA-ready preparation and clear commute information widen the buyer pool.

3

Wine country parcels follow county rules

Estate and vineyard properties east of the city are mostly in unincorporated Riverside County, where septic, wells, zoning and any agricultural or commercial use are governed by the county and the Wine Country Community Plan. Buyers will ask what they can build, plant or operate. Documenting permits, water and septic before listing makes the property easier to finance and to value.

Frequently Asked Questions

At the Temecula median sale price of roughly $735,000, a 1% listing fee is about $7,350. A traditional 2.5% listing-side commission is about $18,375, and 3% is about $22,050 - so you keep roughly $11,025 to $14,700. On a wine country estate near $2 million, the gap between 1% and 3% reaches $40,000. All commissions are negotiable and are not set by law.

Approximately $734,514 in Temecula over the three months ending August 2026, up about 0.6% year over year, with a median 40 days on market and a 99.7% sale-to-list ratio across roughly 326 sales. About 39% of homes sold above asking. The market is flat on price but active, and homes are selling about a week faster than a year ago.

It affects what buyers can pay each month. Many Temecula communities - including Harveston, Wolf Creek, Crowne Hill and Roripaugh Ranch - sit in Community Facilities Districts whose special taxes appear on the property tax bill, and school or county districts add others in some areas. Lenders count the tax in the buyer's payment. Disclosing the current amount and whether it ends when the district's bonds are paid off, and pricing with it in mind, keeps it from derailing the negotiation.

With Justin, yes. The 1% listing fee includes professional photography, drone and video media, an interactive floor plan, MLS listing with syndication to the major portals, a yard sign and lockbox, open houses and private showings, offer negotiation, inspection and appraisal negotiation, disclosure preparation and escrow management through closing.

Closer here than in rural areas, but they still miss what separates Temecula homes: which community and CFD the home is in, HOA amenities, views, lot size, upgrades and solar. Two similar homes in different communities can have very different monthly costs for a buyer, and the estimate does not see that.

Yes. Justin Santolaya is licensed by the California Department of Real Estate, and that license covers the whole state. Temecula listings go into the MLS and syndicate to the major portals like any other. What matters is knowing the local details - CFDs, HOAs, wine country county rules and the Riverside County transfer tax - and reaching buyers in both Riverside and San Diego counties.

No, because the two are separate decisions. The 1% is Justin's listing-side fee. What you offer a buyer's agent, if anything, is decided independently when your home goes on the market and gets set at whatever keeps you competitive in Temecula.

Yes. Justin offers an easy cancellation policy at any point before you enter escrow if you are not satisfied with the service.

Neither. There is no stated minimum sale price, no minimum fee and no cap. The listing fee is 1% of the sale price whether the property is a Temecula townhome or a wine country estate.

Beyond commission: escrow and title fees, the Riverside County documentary transfer tax, a natural hazard disclosure report, HOA document fees where applicable, prorated property taxes, a termite or pest report if required, negotiated repair credits, and your mortgage payoff. In CFD communities, the prorated Mello-Roos special tax also appears on the settlement statement. Justin provides a written net sheet at several price points before you list.

Yes. Justin Santolaya is bilingual and handles the entire transaction in English or Spanish - showings, disclosures, negotiation and escrow. Se habla español.

Yes. Justin offers a buyer rebate of up to 1% of the purchase price, applied toward closing costs or your down payment. See the buyer rebate program at 1percentsd.com/buyer-rebate-program/.
