Discount Agent, Discount Realtor, Flat Fee, 1% Listing Agent - What’s the Difference?
San Marcos sellers search for this service under several different names, and they do not all mean the same thing. Knowing which one you are actually shopping for is worth real money.
| What it’s called | What it actually means | What it means in San Marcos |
|---|---|---|
| 1% listing agent | The listing-side commission is 1% of the final sale price. | Full service. About $9,750 at the San Marcos median, with no cap - the fee scales with the home, from a North City condo to a San Elijo Hills view home. |
| Discount realtor / discount agent | General term for any agent charging below the traditional 2.5%–3% listing side. | Varies widely. Some models skip the CFD disclosure and sub-market pricing work that San Marcos sales depend on. |
| Flat fee listing | A fixed dollar amount regardless of sale price. | A fixed fee can beat 1% on a San Elijo Hills home and lose on a condo. Read what it excludes. |
| Flat fee MLS / entry-only | A few hundred dollars to place the home in the MLS. Nothing else. | You handle photos, showings, disclosures, negotiation and escrow yourself. |
| Low commission realtor | Marketing term with no fixed definition. | Get the number and the written service list before comparing. |
What Justin offers is the first row: a 1% listing fee with nothing subtracted from the service. The economics work because he operates as a solo practitioner with low overhead rather than funding a large team out of your equity.

About San Marcos Real Estate
San Marcos is a city of about 95,000 residents in inland north San Diego County, incorporated in 1963 and covering ZIP codes 92069 and 92078 along the State Route 78 corridor between Escondido and Vista. It is home to California State University San Marcos and Palomar College, and it has grown faster than most of the county over the past three decades, much of it through master-planned communities like San Elijo Hills.
The median sale price in San Marcos was approximately $974,355 over the three months ending August 2026, essentially unchanged year over year, with homes selling in a median of 32 days at 99.3% of list across roughly 185 sales. Homes are taking a few days longer to sell than a year ago. The more important point is that the citywide median blends very different markets: San Elijo Hills and parts of Twin Oaks Valley routinely sell well above $1 million, while central San Marcos and many condo and townhome communities sell well below it. A seller priced off the citywide number is almost always mispriced in one direction or the other.
Many of the newer neighborhoods sit in Community Facilities Districts, commonly called Mello-Roos. The city lists four: Paloma/Santa Fe Hills, Twin Oaks Valley Ranch, San Elijo Hills and University Commons. These special taxes appear on the property tax bill; facilities taxes typically end once the district's bonds are paid off, while service taxes have no expiration date. Buyers compare total monthly payments, so the CFD amount directly affects what they can offer.
Double Peak Park, Discovery Lake, Lake San Marcos, an extensive trail network and the Restaurant Row stretch of San Marcos Boulevard give the city its character, and the Sprinter light rail stops at several stations, including Cal State San Marcos and Palomar College. North City, the mixed-use district growing up around the university, adds condos and townhomes close to campus.
Lake San Marcos, often assumed to be part of the city, is an unincorporated community under San Diego County jurisdiction. The city's hillside edges - around San Elijo Hills and Double Peak and toward Harmony Grove - also carry wildfire exposure; the 2014 Cocos Fire destroyed homes in the area, and insurance is a routine buyer question there.

Lake San Marcos
Popular waterfront destination with recreation and dining.

California State University San Marcos
Major educational institution and community asset.

Double Peak Park
Scenic park offering panoramic views of the region.

Restaurant Row
Popular dining district featuring local favorites.
Popular Neighborhoods in San Marcos
San Elijo Hills
A master-planned community in the southern hills, built largely in the 2000s and 2010s around a town center, Double Peak Park and an extensive trail system. The top of the San Marcos market. It sits in the San Elijo Hills CFD, so the Mello-Roos amount needs to be shown to buyers clearly and early.
Lake San Marcos
An unincorporated community around the lake and golf course, with lakefront homes, condos and golf-course properties. County permits and any lake-access or HOA rules are part of the diligence, and lake views and frontage carry a real premium.
Discovery Hills
Established neighborhoods on the hills near Discovery Lake and its trails, close to Cal State San Marcos. More house for the money than San Elijo Hills with a similar trail-oriented lifestyle, which makes it a frequent alternative for the same buyers.
Twin Oaks Valley
North San Marcos, with newer single-family communities, larger floor plans and lots, and open space. Parts fall within the Twin Oaks Valley Ranch CFD. Buyers here are often comparing against Escondido and Vista, so presentation and pricing need to be sharp.
Santa Fe Hills
A family neighborhood of late-1980s and 1990s homes near parks, schools and shopping, within the Paloma/Santa Fe Hills CFD. A steady move-up market where condition and the remaining CFD obligation both show up in the offer.
Richmar & Central San Marcos
The older core near the civic center, Restaurant Row and the Sprinter: mid-century single-family homes, duplexes and condos, largely without Mello-Roos. The entry point into San Marcos, and a strong draw for first-time buyers and for investors near the campuses.
Three Things That Decide What a San Marcos Home Sells For
Disclose the CFD accurately - buyers are comparing monthly payments
In San Elijo Hills, Santa Fe Hills, Twin Oaks Valley Ranch and University Commons, the Mello-Roos special tax sits on top of the regular property tax. Buyers see it in the disclosures and their lender counts it, so it directly affects what they can offer. Stating the current amount and whether it is a facilities tax with an end date or a service tax without one - before the buyer does the math on their own - keeps it from becoming a surprise in escrow.
San Marcos is several markets - price within yours
A citywide median near $975,000 hides a spread from condos well under $700,000 to San Elijo Hills view homes above $2 million. Online estimates and casual comparisons blend them. The right comparable sales come from your own community, product type and CFD status, not from the city as a whole.
Hillside homes need an insurance plan
Homes on the edges of San Elijo Hills, Double Peak and the slopes toward Harmony Grove border open space, and buyers there ask about insurance early. Sellers in state fire hazard zones provide additional disclosures. Having insurance information and any defensible-space or home-hardening documentation ready keeps the question from stalling the sale.
Frequently Asked Questions
At the San Marcos median sale price of roughly $975,000, a 1% listing fee is about $9,750. A traditional 2.5% listing-side commission is about $24,375, and 3% is about $29,250 - so you keep roughly $14,625 to $19,500. On a San Elijo Hills view home near $2.2 million, the gap between 1% and 3% reaches $44,000. All commissions are negotiable and are not set by law.
Approximately $974,355 in San Marcos over the three months ending August 2026, essentially unchanged year over year, with a median 32 days on market and a 99.3% sale-to-list ratio across roughly 185 sales. The citywide median blends very different markets - San Elijo Hills sells well above it and central San Marcos well below - so your own sub-market is the number that matters.
It affects what buyers can pay. Mello-Roos, or Community Facilities District, taxes appear on the property tax bill in San Elijo Hills, Santa Fe Hills, Twin Oaks Valley Ranch and University Commons, and a buyer's lender counts them in the monthly payment. Facilities taxes typically end once the district's bonds are paid off; service taxes have no end date. Disclosing the current amount and its type clearly, and pricing with it in mind, keeps it from derailing the negotiation.
With Justin, yes. The 1% listing fee includes professional photography, drone and video media, an interactive floor plan, MLS listing with syndication to the major portals, a yard sign and lockbox, open houses and private showings, offer negotiation, inspection and appraisal negotiation, disclosure preparation and escrow management through closing.
Unreliable, because San Marcos is several markets under one name. Automated models blend San Elijo Hills, Twin Oaks Valley and central San Marcos sales, and they cannot see views, lot usability, upgrades or CFD status. Two homes of similar size a few miles apart in the same city can differ by $500,000 or more.
No. Lake San Marcos is an unincorporated community under San Diego County jurisdiction, even though it shares the San Marcos name and ZIP code. Permits, zoning and code enforcement run through the county, which matters for past improvements and for any remodel a buyer is planning, and any lake-access or HOA rules should be documented for buyers.
No, because the two are separate decisions. The 1% is Justin's listing-side fee. What you offer a buyer's agent, if anything, is decided independently when your home goes on the market and gets set at whatever keeps you competitive in San Marcos.
Yes. Justin offers an easy cancellation policy at any point before you enter escrow if you are not satisfied with the service.
Neither. There is no stated minimum sale price, no minimum fee and no cap. The listing fee is 1% of the sale price whether the property is a North City condo or a San Elijo Hills view home.
Beyond commission: escrow and title fees, the San Diego County documentary transfer tax, a natural hazard disclosure report, HOA document fees where applicable, prorated property taxes, a termite or pest report if required, negotiated repair credits, and your mortgage payoff. In CFD communities, the prorated Mello-Roos special tax appears on the settlement statement as well. Justin provides a written net sheet at several price points before you list.
Yes. Justin Santolaya is bilingual and handles the entire transaction in English or Spanish - showings, disclosures, negotiation and escrow. Se habla español.
Yes. Justin offers a buyer rebate of up to 1% of the purchase price, applied toward closing costs or your down payment. See the buyer rebate program at 1percentsd.com/buyer-rebate-program/.
