Discount Agent, Discount Realtor, Flat Fee, 1% Listing Agent - What’s the Difference?
Del Mar sellers search for this service under several different names, and they do not all mean the same thing. Knowing which one you are actually shopping for is worth real money.
| What it’s called | What it actually means | What it means in Del Mar |
|---|---|---|
| 1% listing agent | The listing-side commission is 1% of the final sale price. | Full service. About $31,000 at the Del Mar median, with no cap - the fee scales with the home, not against it. |
| Discount realtor / discount agent | General term for any agent charging below the traditional 2.5%–3% listing side. | Varies widely. Some models cut showings and negotiation, which is hard to absorb on a $3M listing. |
| Flat fee listing | A fixed dollar amount regardless of sale price. | A fixed fee can genuinely beat 1% at Del Mar values. Compare the number AND the written service list. |
| Flat fee MLS / entry-only | A few hundred dollars to place the home in the MLS. Nothing else. | You market a multi-million-dollar coastal property, vet offers and run escrow yourself. |
| Low commission realtor | Marketing term with no fixed definition. | Get the number and the written service list before comparing. |
What Justin offers is the first row: a 1% listing fee with nothing subtracted from the service. The economics work because he operates as a solo practitioner with low overhead rather than funding a large team out of your equity.

About Del Mar Real Estate
Del Mar is a small coastal city in ZIP code 92014, one of the highest-value and smallest markets in the county - roughly 50 homes sold in a three-month window. Two things every seller should absorb: with a sample that thin, the median is a rough indicator rather than a valuation; and several areas that carry Del Mar mailing addresses - Del Mar Mesa and much of Del Mar Heights - sit inside the City of San Diego (mostly ZIP 92130), with different jurisdiction, schools and comps. Being precise about which one your home is in determines the comparable set.
With about fifty sales across the entire city in a quarter, there is frequently no truly comparable recent sale on your street, at your view quality, or on your side of the tracks. Pricing here is a research problem: reaching further back with adjustments for market movement, weighing view and proximity separately from the structure, and treating automated estimates as noise rather than a starting point.
A boundary problem costs Del Mar sellers real money. Del Mar Mesa and much of Del Mar Heights carry Del Mar mailing addresses but sit within the City of San Diego, largely in ZIP 92130, with different school districts and city services. Buyers searching "Del Mar" find both, and the two price very differently - so being precise about which one your home is in determines the comparable set. Del Mar also sits in the coastal zone with strict local design and height review, which protects views but means unpermitted past work can surface during a buyer's investigation.

Del Mar Racetrack

Powerhouse Park
Beautiful coastal park with scenic views just across the tracks.

Popular Neighborhoods in Del Mar
Olde Del Mar
The historic core on the hillside above the village - character homes, winding streets, mature landscaping and ocean views that vary sharply with elevation and orientation. Housing stock is old and irregular, so no two properties compare cleanly and pricing leans on view, lot and finish level rather than square footage. Permit history is worth researching on any home added to over the decades.
Del Mar Village
Walkable to the beach, Camino del Mar shops and restaurants, and Powerhouse Park. Walkability is the product here and it commands a measurable premium - the listing should state the actual walk times to the sand, the village and the park. A mix of single-family homes and attached product, with very different buyer pools for each.
Del Mar Heights
Panoramic views and spacious custom homes on the mesa above the village. Important: much of what is called Del Mar Heights sits within the City of San Diego rather than the City of Del Mar, with different school assignment and jurisdiction despite the Del Mar mailing address. That distinction drives both the comparable set and the buyer search, and it needs to be stated accurately.
Seaview Avenue
Classic coastal homes on the ocean side, close to the sand and the rail corridor. Ocean views and beach proximity dominate value, and the differences between one block and the next are substantial. This is a pocket where the right comp is a specific address rather than a neighborhood average, and where drone media does genuine work establishing exactly where the home sits relative to the water.
Del Mar Mesa
A family-oriented area inland with preserved open space, trails and strong schools - and, like much of Del Mar Heights, within the City of San Diego rather than the City of Del Mar. It prices as a high-end inland neighborhood rather than as coastal Del Mar, and comping it against 92014 beach-proximate sales will overprice it and cost you weeks on market.
Coral Canyon
A quiet community close to open space and golf, on the inland side. Turnover is low, so when a Coral Canyon home lists there is often little direct competition - an advantage easily lost by pricing off a coastal comp that does not apply. The setting and the quiet are the selling points, and both are best communicated visually.
Three Things That Decide What a Del Mar Home Sells For
Know whether your home is actually in the City of Del Mar
Del Mar Mesa and much of Del Mar Heights carry Del Mar mailing addresses but sit inside the City of San Diego, mostly in ZIP 92130. That changes the school picture, the jurisdiction, the buyer search and - most expensively - the comparable set. A City of San Diego home priced against City of Del Mar beach-proximate sales will sit and then sell for less. This is the most common and most costly pricing error in the Del Mar market, and automated valuations make it routinely.
Fifty sales a quarter means the comp set is thin
Across the entire City of Del Mar, roughly 50 homes sold in a three-month window. For most properties that means no genuinely comparable recent sale exists at your view quality, your lot and your side of the tracks. Pricing correctly means reaching further back in time with explicit adjustments for market movement, valuing view and beach proximity separately from the structure, and treating any online estimate as noise.
Coastal permitting supports your value and can ambush your escrow
Del Mar's coastal-zone status and strict design review protect views and character, which is part of why values hold. The flip side: improvements made without the required permits surface during a buyer's investigation, and a buyer contemplating a remodel will be assessing what is actually approvable. Having permit documentation assembled before listing lets you market from strength rather than defend from surprise.
Frequently Asked Questions
At Del Mar's median sale price of roughly $3,100,000, a 1% listing fee is about $31,000. A traditional 2.5% listing-side commission is about $77,500, and 3% is about $93,000 - so you keep roughly $46,500 to $62,000. On an ocean-view or bluff property above $6 million the gap exceeds $120,000. All commissions are negotiable and are not set by law.
Approximately $3,099,300 in ZIP 92014 as of June 2026, up about 8.2% year over year, with a median 21 days on market and a 99.2% sale-to-list ratio across roughly 50 sales. That low sales volume means the median is a rough indicator rather than a valuation for any individual property.
Largely no. Much of Del Mar Heights and effectively all of Del Mar Mesa sit within the City of San Diego, mostly in ZIP 92130, despite carrying Del Mar mailing addresses. They have different city jurisdiction and different school assignment than the City of Del Mar. For sellers this is the most consequential fact on the page: comping a City of San Diego home against City of Del Mar beach-proximate sales overprices it, and the market corrects that with time on market.
With Justin, yes. The 1% listing fee includes professional photography, drone and video media, an interactive floor plan, MLS listing with syndication to the major portals, a yard sign and lockbox, open houses and private showings, offer negotiation, inspection and appraisal negotiation, disclosure preparation and escrow management through closing. At Del Mar price points the media package is the first showing for most buyers.
It is a fair question at a $3.1 million median, and the honest answer depends on the number. A fixed fee can come out lower than 1% at Del Mar values. What matters is comparing the service scope alongside the price, because many flat-fee models exclude the showing, negotiation and escrow work. Get both the number and the written scope from anyone you interview, Justin included.
Poor, and for two compounding reasons. The sample is tiny - about 50 sales a quarter across the whole city - and the biggest value drivers here are view quality and beach proximity, neither of which an automated model can assess. Many tools also blend City of San Diego addresses carrying Del Mar mail into the same average. Use them for curiosity, not for pricing.
It can. Del Mar sits in California's coastal zone and maintains strict local design and height review, so certain improvements require permits. For sellers this usually matters when past work was done without one, which surfaces during the buyer's investigation. Assembling permit documentation before listing keeps it a disclosure rather than a renegotiation.
No, because the two are separate decisions. The 1% is Justin's listing-side fee. What you offer a buyer's agent, if anything, is decided independently when your home goes on the market and gets set at whatever keeps you competitive in Del Mar.
Yes. Justin offers an easy cancellation policy at any point before you enter escrow if you are not satisfied with the service.
Neither. There is no stated minimum sale price, no minimum fee, and no cap. The listing fee is 1% of the sale price whether the property is a village condo or an oceanfront home.
Beyond commission: escrow and title fees, the San Diego County documentary transfer tax, a natural hazard disclosure report, HOA document fees where applicable, prorated property taxes, a termite or pest report if required, negotiated repair credits, and your mortgage payoff. Coastal permit research is worth adding where past improvements are in question. Justin provides a written net sheet at several price points before you list.
Yes. Justin Santolaya is bilingual and handles the entire transaction in English or Spanish - showings, disclosures, negotiation and escrow. Se habla español.
Yes. Justin offers a buyer rebate of up to 1% of the purchase price, applied toward closing costs or your down payment. At Del Mar price points that is a substantial figure.
