San Diego Buyer Rebates
A cash back realtor rebate, done the right way
A home buyer rebate, sometimes called a buyer agent commission rebate, real estate rebate, or cash back at closing, is one of the simplest ways to lower the true cost of buying a home in San Diego. When a seller pays a commission to the buyer’s agent, our Buyer Rebate Program shares that commission with you, the buyer, as a closing credit. Buyer rebates are fully legal in California.
Unlike discount services that trade savings for less support, this is full-service buyer representation: home search, private showings, offer strategy, negotiation, inspections, and contract-to-close management on resale homes, condos, townhomes, and new construction across San Diego County. Under today’s rules, buyers sign a written buyer representation agreement before touring. Ours puts your rebate in writing at the same time, so your cash back is documented from day one.
Whether you’re searching for a cash back realtor, a commission rebate anywhere in San Diego County, or simply a way to reduce your closing costs, the math is the same: keep up to 1% of the purchase price working for you instead of leaving it on the table.
FAQ
Buyer rebate questions, answered
Everything San Diego buyers ask about commission rebates and cash back.
A home buyer rebate (also called a commission rebate or cash back) is when your buyer’s agent returns part of the commission they earn to you, the buyer. With our program, you receive up to 1% of the home’s purchase price back as a credit toward your closing costs.
You get up to 1% of the purchase price, credited toward your closing costs at close of escrow. Cash value is subject to final sales price.
The full 1% applies when the seller pays at least a 2% commission to your buyer’s agent, which is the most common arrangement in San Diego. If the co-op commission offered on a property is less than 2%, there is no rebate. We always confirm your exact rebate in writing before you commit to an offer, so there are no surprises.
Yes. Buyer agent commission rebates are fully legal in California and 40 other states. The rebate is disclosed on your Closing Disclosure and provided with your lender’s approval, keeping everything transparent and above board.
The rebate is applied as a credit toward your closing costs, which reduces the cash you need to bring to the table. Most lenders do not allow a commission rebate to be applied directly to the down payment, but lowering your closing costs frees up the cash you would have spent there. Your lender confirms the exact treatment.
No. Enrollment is free and you get full-service representation: home search, showings, offer strategy, negotiation, inspections, and closing coordination. The rebate comes out of the commission we earn, not out of your pocket or your service.
Most San Diego resale homes, condos, and townhomes qualify, and many new-construction builders as well (you typically must register us as your agent on your first visit to the builder). Just enroll before you tour or write an offer so we can represent you from the start.
Yes. Under current California and MLS rules, all buyers sign a written buyer representation agreement before touring homes with an agent. Ours includes your rebate terms in writing, so your cash back is documented before you ever write an offer.
Fill out the short form above or call 619-206-9633. We’ll confirm your eligibility, put your rebate in writing, and get you set up before you start touring homes.
