Who pays the buyers agent now that all these changes went into effect?
Starting in August 2024 all buyers must pay their own buyers agent. Previously sellers would allocate a percentage of the sales price to a buyer agent however that has been changed by the DOJ.
Can the seller still pay commissions?
Yes, going forward agents can build their fee into the offer. Sellers have the option to say yes or no. In the event they do not pay, that cost would fall on the buyer.
What is your fee?
1%! The max you would have to pay would be one percent. If we can build it into the offer great, however if a seller denies it, one percent would be the max you would need to pay for representation.
Do we have to sign a contract?
Yes. Going forward every buyer wanting to see a home must sign some sort of buyer representation agreement with an agent. That takes effect nation wide. There are various types of agreement which are: Exclusive and Non Exclusive. Give us a call so we can discuss the differences and options.
If we sign with you can we cancel anytime?
Yes. No one wants to be bound to anyone contractually. We offer short terms of representation and if at any point you feel we aren’t a good fit we can shake hands and part ways.
